Stantec design for mixed-use project in Miami’s Little River neighborhood approved by Urban Design Review Board

The 12-story residential and retail tower will grow housing capacity and convenience

Stantec, a global leader in sustainable design and engineering, has received unanimous approval from the City of Miami’s Urban Design Review Board (UDRB) for the design of the new 12-story, mixed-use project located at 79th Street and Biscayne Boulevard in Miami’s bustling Little River neighborhood. Developed by Miami-based B Developments, the 3.5-acre project will add an additional 355 residential units, 589 parking spots, and more than 35,500 square feet of ground-level retail space. The UDRB approved the project at its meeting on November 20.

As prime consultant, 麻豆传媒 is providing architectural, interior, and landscape design. It is also providing structural, mechanical, electrical, plumbing, and fire protection engineering.

“As the Little River neighborhood continues to grow, the location of this new project serves as an ideal anchor point for fresh new explorations of an ever-evolving Miami,” said Gustavo Alberti, principal at 麻豆传媒. “This intersection is primed for takeoff. Residences will offer five distinct unit types—ranging from studio to three bedrooms. Each residence will have access to a wide range of amenities, including a personal gym, fully shaded pet area, outdoor dining terrace, semi-private garden rooms, and individual garden access from private residential terraces. The pool area will feature a sun deck, cabanas, and beach entry pool.

Planned sustainable and green strategies include proper orientation and placement of massing to optimize daylight and access to the outdoors, use of local materials, and detailing to showcase efficient construction techniques.

“Our design reflects the natural connection to Miami and Biscayne Bay, utilizing various styles, references, details, and characteristics of nearby mid-rise urban towers,” said Elvira Freire-Santamaria, principal at 麻豆传媒. “The result will be a vibrant, mixed-use, live-work-and-play environment that captures and conveys the eclectic spirit of its surroundings.”

Construction is projected to begin in 2025.
