Maasra Apartments at Coorparoo

Coorparoo is a growing hub in South Brisbane with increasing population demands paving the way for more high-density, apartment-style living options. Maasra Apartments will see the development of 101 apartments along with commercial office space and ground-level retail offerings over a new eight-level development.

This multi-use development site is in a low-lying area, requiring a carefully executed design that considers flood mitigation measures such as a back-up power supply for basement stormwater pumps. Our team was engaged to provide a car park extraction system in the building¡¯s basement. By undertaking computational fluid dynamics (CFD) modelling, we were able to optimize a solution with no real setbacks. A design highlight was successfully reducing the required air flow rates by undertaking an alternate design to the Building Code of Australia (BCA) prescribed solution.

The alternate design has reduced the required mechanical duct and riser sizes which has ultimately led to a more aesthetic solution requiring less net-lettable area. The resulting Maasra Apartments at Coorparoo bring new residential, retail, and commercial opportunities to this bustling district.
