4D Molecular Therapeutics Cell + Gene Therapy Facility and R+D Lab
When this cell and gene therapy company needed to turn 14,000 square feet (1,300 square metres) of existing office space into a lab and research environment, we helped plan an efficient conversion by envisioning the opportunities and realizing them through design.
Since the building was not originally constructed for research use, our team faced various challenges in converting the space, including conversion to a dedicated 100%-outside-air HEPA-filtered HVAC system and providing quality clean-room capable air handlers. Additionally, the low floor-to-floor height meant limited space in the ceiling plenum, so valves and dampers were carefully located outside the production suites. The space conversion also incorporated multiple small wet-lab spaces to segregate research processes alongside open common-analysis labs¡ªallowing close collaboration and engagement between teams.
We employed a three-phase design approach: programming and concept design, detailed design and construction documents, and construction administration. To establish current good manufacturing practices (cGMP) requirements, our process engineering consultants also worked closely with laboratory users and company leadership.
The new space features 3,000 square feet (279 square metres) of cGMP clean-room manufacturing space and a 7,300-square-foot (678 square metre) research facility as well as supporting spaces for logistics and storage, IT, locker-room, and waste collection.
