Mirro Building Demolition

Once home to the Mirro Aluminum Company, one of the world¡¯s largest manufacturers of aluminum products, the Mirro complex enveloped approximately 980,000 square feet of manufacturing space in 17 buildings. When industrial operations ceased in 1986, the multi-story manufacturing buildings sat vacant and fell into blighted decay while the surrounding neighborhood underwent redevelopment. Some structures were partially decimated in 2013 and 2014, but in 2016, the City of Manitowoc took ownership of the property to complete the demolition process.

We partnered with the City to secure and implement $600,000 in USEPA Brownfield Assessment and Revolving Loan Fund grants for an environmental assessment and asbestos abatement at the site. To offset the cost of debris disposal, our team also assisted the City in acquiring an additional $500,000 in Brownfield cleanup funding from the Wisconsin Economic Development Authority.

Serving as the demolition project manager, our team worked to minimize work hazards while limiting our environmental footprint. Located in a congested commercial and residential area, mitigation measures included containing dust, minimizing impacts to neighbors, and maintaining traffic. Due to the presence of hazardous materials, including lead-based paint, the building was not able to be repurposed.

Following demolition, our team will complete the subsurface environmental investigation. Future plans for the site may include offices, apartments, parking, and green space. Redevelopment will undoubtedly catalyze economic growth in the downtown area. ?
