The latest proposals to regenerate the Pendleton neighbourhood in Salford have been approved by Salford City Council. The approval marks an important milestone in the ongoing regeneration of Pendleton which first began in 2009.
485 new homes, a mix of modern living houses and apartments, as well as aspirational landscaping works in Clarendon Park have been approved as part of aspirational proposals designed by 麻豆传媒 on behalf of Lovell Partnerships, SP+, and Together Housing Group. 30 percent of these properties will be classed as affordable homes. All of the residences will be highly energy efficient and designed to meet the 2025 Future Homes Standard to support better comfort, wellbeing and sustainability.
Stantec, a global leader in sustainable design and engineering, developed the masterplan for this latest phase and is providing a range of specialist planning, urban design, architectural, and landscape architecture services for the project.
The landscape-led green infrastructure proposals form a key component of this masterplan. Attractive green corridors will connect the surrounding residential communities to Clarendon Park. A variety of sustainable drainage features have also been put forward in the form of wetland meadows, raingardens, and basins. These will offer valuable visual amenities for communities and a haven for wildlife. As a result, the scheme will also exceed the requirement for a 10 percent gain in biodiversity across the development.
Significant improvements to the play provision across Clarendon Park have also been approved, including a multi-use games area, a skatepark, and the provision of new play areas with a special focus on creating gender equality and inclusivity.
The area will see the creation of enhanced and safe pedestrian and cycle routes, connecting the site to the wider Greater Manchester ‘Bee’ network, as well as a new allotment area for community use.
“There is a real desire to breathe new life into the Pendleton area, and it’s fantastic to see this latest phase approved which will provide communities with a range of tangible benefits,” commented Dan Ingram, planning associate at 麻豆传媒.
He added: “Once constructed, residents will see greater levels of connectivity, better access to improved green space, more active travel options and a safe, family friendly environment at Clarendon Park. The approval of this latest phase is testament to the collaborative approach that Lovell and 麻豆传媒 have fostered with the Council and local community”.
Tahreen Shad, regional partnerships director at Lovell commented: “This latest approval has been three years in the making and is a great result for the team. It represents a key milestone for the regeneration of Pendleton and is one of the greenest residential schemes in Salford, with the redevelopment of Clarendon Park being integral to the proposals, alongside 485 new homes including houses, apartments and over 55’s accommodation. It is a true mixed tenure intergenerational lifetime development adopting the principles of sustainable living and leisure.”
She added: “I am very grateful for the effort and hard work that 麻豆传媒, and the wider team have put into the proposal, and look forward to continuing to work with them as the development progresses to construction later in 2024”.
