Boundary Road Contaminated Land Assessment
Blueberry Development Estates wanted to develop a site in Kent with 70 modular homes and a new Aldi supermarket¡ªand the 3-acre (1.2 hectare) parcel presented a challenge. It housed two decommissioned former gas holders from a gasworks site and a Grade II listed former office and depot that¡¯s being converted into apartments. To help prepare this site for their new housing and retail development, Blueberry Development Estates engaged us to help.
Our team proceeded to provide pre-planning advice and discussions with the regulator for planning to full geotechnical design, materials management, and works verification. We began with conducting a full three-stage contaminated land assessment that included a detailed quantitative risk assessment. Our geotechnical team thoroughly investigated the site and prepared a materials management plan. We developed a remediation plan based on the site investigation work to submit to Ramsgate council as part of the planning application. Overseeing the remediation work, we completed a verification report.
Once planning was achieved, our team drew up the geotechnical design and earthwork specification¡ªdevising a more cost-efficient solution to foundation works using pad foundations rather than piling. The gasholders on site are 11 metres (36 feet) deep so we carried out additional analysis to establish there was no differential settlement when they were filled. Our final phase of work included creating a materials management plan in line with environmental regulations. Additionally, our structural engineering team was commissioned to work on foundation designs.
With completion of enablement works and sign off by the Environment Agency, Blueberry Development Estates began the work on their plans for a safe redevelopment of this parcel of land¡ªlooking to transform it from a former gasworks site into a thriving community.?
