City of London Primary Academy

Located on the fringes of the iconic Golden Lane Estate, our team is working on the proposed City of London Primary Academy Islington development. The scheme consists of a new three-storey,?two form entry primary school and residential tower on a brownfield site. The school will include a nursery, a sports hall, and kitchen facility.

Upon completion, this 14-storey residential tower will provide 66 social housing units. There were some constraints, including the project¡¯s proximity to the Grade II listed Golden Lane Estate, and the St. Luke¡¯s Conservation Area¡ªthis required the proposed development to be compatible to its surroundings. To create value opportunities and savings in both cost and programme, detailed benchmarking and option appraisals for optimal cost-effective solutions and alternative forms of construction were considered. The school and residential blocks were separated to allow flexible alternatives between both phased and concurrent construction, as well as clear delineation of funding elements.?

The project will deliver both much needed social housing and a new primary school to a borough where schools are oversubscribed. The development will infill the missing corner of the iconic, Grade II listed Golden Lane Estate, and provide an active frontage onto Golden Lane with the provision of two workspace units.
