Creating a new residential area out of vacant brownfield land

Wavertree Technology Park, Liverpool

Located on vacant brownfield land on the edge of Wavertree Technology Park in Liverpool, our team helped secure outline planning permission on behalf of Homes England for a residential development. The 3.8-acre plot, which was previously utilised as railway sidings and storage, had been earmarked for commercial use.

Despite being allocated for employment uses, we demonstrated that the land was suitable to deliver up to 40 new homes in this highly sustainable location by providing planning advice and multidisciplinary technical support. We were instrumental in demonstrating that the site is no longer viable for employment uses, and that it could be successfully developed whilst ensuring that protected wildlife associated with a nearby pond will not be harmed.

In partnership with IBI Group, we also produced an indicative masterplan for the site to demonstrate how the development will integrate with the existing residential area to the south. This new development will help alleviate the lack of new homes for rent in Wavertree and boost the local community by creating new construction jobs, developing contemporary new housing stock and improving the local area.
